Custom modular construction

Custom homes.
ADUs. Additions.

Every modular project includes decisions about the home and the property around it. Modbuildr helps you work through both, with owner Jim Spontarelli as your point of contact.

Choose the project
that fits your plans.

A new custom modular home

Explore ranch, cape, chalet, and two-story layouts from Signature Building Systems, or bring your own design ideas. Jim helps coordinate the design with your property, budget, and agreed construction scope.

A modular ADU

An accessory dwelling unit is a separate living space on a property with an existing home. Start by reviewing the proposed use, local approvals, access, and utility needs before choosing a layout.

A modular addition

Explore more living space connected to your existing home. The first step is understanding the current structure and how the addition's foundation, roof, utilities, and rooms would connect.

Plan the whole project

Understand what
your build includes.

The factory-built modules are one part of the project. A useful proposal also accounts for the work needed on your property.

Design and manufacturer coordination

Choose a floor plan, discuss changes, review finishes, and coordinate the manufacturer's plans and production schedule. Modbuildr's manufacturing partner is Signature Building Systems in Moosic, Pennsylvania.

Property and installation planning

Discuss site access, excavation, foundation, utilities, delivery, crane scheduling, and the home set. Your property's conditions help determine the approach and the budget.

Agreed on-site completion

Identify the finish work, trade responsibilities, and inspections needed for your project. Your proposal and construction agreement define the included work and any owner or local contractor responsibilities.
