More room in the home you have

Explore a custom
modular addition.

Discuss the space you need and how it could connect to your existing home. Modbuildr helps evaluate whether a modular addition suits your property and the work it would require.

Begin with your existing home

A connection
that needs planning.

A modular addition brings factory-built living space to an existing house. The design must account for the building already on the site, as well as the new rooms.

Start with your goals: additional bedrooms, a first-floor living area, a larger gathering space, or another custom layout. Then review the existing structure, floor heights, foundation, rooflines, and the proposed connection.

Some properties may be better suited to a separate accessory dwelling. Jim can help you discuss the difference before moving into a detailed design.

Questions to resolve early

Plan the existing home
and the addition together.

Structure and foundation

Understand the existing foundation and structure, the new foundation, and how the two parts would connect. Structural conditions and the required design review help determine whether the proposed approach is feasible.

Rooms and utilities

Discuss how you will move between the old and new spaces, where plumbing and electrical service will run, and how heating and cooling will be handled. Include any needed changes to the existing home in the scope.

Approvals and access

Review the proposed footprint, local approvals, delivery route, crane access, and the space available for work. An attractive floor plan needs to work on the actual property.

Your first conversation

Bring your ideas
and a few photos.

Share the town and state, photos of the existing home and foundation, a survey or sketch if available, and a description of the space you want to add.

Jim Spontarelli works directly with Modbuildr clients in Pennsylvania, Maryland, and Virginia. If a modular addition is a suitable option, the next steps include defining the design, manufacturer work, on-site connections, finish work, and responsibilities in the project proposal.

Cost and timing depend on the size and design of the addition, the existing structure, site access, utilities, and local approvals. Start with a property review and a clear scope.
